Do you build in-law suite additions and ADUs?

Yes. In-law suites (also called mother-in-law suites or accessory dwelling units) are one of the most common addition types we plan in the Grand Strand. Whether attached, detached, or above a garage, the build typically includes a full kitchen or kitchenette, bathroom, separate entry, and HVAC—coordinated to meet local zoning, setback rules, and Horry County permit requirements.

Can you do a second-story addition on my coastal home?

Yes, with a structural assessment first. Second-story additions require evaluating the existing foundation, load-bearing walls, and load paths to confirm the existing structure can carry the new floor—or what reinforcement is needed if it can't. In coastal SC, wind-load engineering and FEMA flood zone elevation rules also factor into the design. We coordinate the engineering and permitting before any framing starts.

Do additions require permits?

Most do. Any addition that involves structural work, new electrical, or plumbing will typically require building permits in Horry County and inspections. We identify what applies to your specific scope and coordinate the permitting path so it doesn't slow the build.

How long does an addition take?

Size, structural complexity, inspection timing, and material lead times all factor into the schedule. After the walkthrough and planning session, we give you a realistic timeline—not a range wide enough to mean nothing.

Can you make the addition match the rest of the house?

Yes. Rooflines, exterior siding or trim details, window profiles, and interior finishes are all planned so the new space reads as part of the original home—not as something tacked on.

Should I consider new construction instead?
