Baldwin Builders

About Baldwin Builders

Baldwin Builders is a locally rooted general contracting company built on experience, accountability, and a deep understanding of the coastal Carolina market. With over 25 years of combined local presence, our team brings a level of insight and familiarity that only comes from working extensively in the communities we serve.

Our foundation is built on hands-on construction experience. Prior to founding Baldwin Builders, our leadership played a key role in the successful completion of more than 300 residential homes throughout the region, serving in a superintendent capacity with a respected local builder. That experience continues to shape how we approach every project today—emphasizing quality craftsmanship, efficient project management, and clear communication from start to finish.

At Baldwin Builders, we combine that proven field experience with a modern, client-focused approach. Whether it’s a custom home, renovation, or commercial project, our goal is simple: deliver a product that is built strong, built right, and built to last.

How Does Baldwin Builders Manage Construction Projects?

Consistent steps for residential and commercial work, designed to keep scope, schedule, and next steps clear.

Initial Contact

The process begins with an initial contact to discuss the project, review general goals, and understand the property and overall direction of the work.

Consultation

A consultation is scheduled to review the project in more detail, answer questions, and gather the information needed to move forward with planning and estimating.

Tier 1 Proposal

A Tier 1 Proposal is developed based on available information, using historical cost data and construction knowledge to establish a preliminary scope and estimated cost for the project.

Pre-Construction

Pre-construction includes planning, selections, coordination with subcontractors and suppliers, and further development of the project scope to prepare for construction.

Tier 2 Proposal + Contract

A Tier 2 Proposal is prepared once the project is further defined, providing a more detailed and construction-ready scope, followed by a contract agreement to move into the construction phase.

Permitting + Preparation

Permitting and preparation includes obtaining required approvals, organizing documentation, and preparing the site and project logistics before construction begins.

Construction

Construction proceeds in phases, including site work, foundation, framing, mechanical systems, interior work, and final finishes, with coordination and oversight maintained throughout.

Final Review + Closeout

The project concludes with final inspections, completion of punch list items, final cleaning, and a walkthrough to ensure the work is completed as outlined.

Ongoing Coordination

Coordination is maintained between all parties involved to support consistent progress and alignment throughout the project.

How Does Baldwin Builders Handle Billing and Payments?

Baldwin Builders operates under a cost-plus fixed fee structure to provide transparency and clarity in project costs.

Cost-Plus Fixed Fee Structure

The cost-plus fixed fee structure means clients are billed for the actual cost of labor, materials, and subcontractors, along with a fixed management fee.

Biweekly Billing Cycle

Billing is completed on a biweekly basis to reflect ongoing project costs and maintain consistent reporting.

Actual Project Costs

Invoices include actual costs incurred, including labor, materials, subcontractor work, and other project-related expenses.

Supporting Documentation

Supporting documentation such as invoices, receipts, and timesheets are maintained to provide clear records of project costs.

Change Orders in Billing

Approved change orders are reflected in billing to account for any adjustments to the scope of work.
