One Project,
Not Five

Most condo owners renovate in pieces. The kitchen one year, a bathroom the next, flooring whenever the budget allows. It feels safer, and it almost always costs more. Each phase carries its own mobilization, its own protection of finished areas, and its own set of transitions where new work meets old.

This unit was taken on as a single scope. The kitchen was rebuilt with shaker cabinetry, quartz countertops and a full-height tile backsplash. Both bathrooms were renovated, one with a double vanity and one with a walk-in shower behind frameless glass. Luxury vinyl plank flooring runs continuously through the living space, bedrooms and hallways, and lighting, trim and paint were carried across the whole unit rather than stopping at a doorway.

Doing it in one pass is what lets the flooring run unbroken from the entry through to the bedrooms, and what lets the kitchen, the dining bar and the living area read as one connected space instead of three rooms that were updated at different times.

Process

Scope of Work

01

Kitchen

White shaker cabinetry with a full-height tile backsplash, quartz countertops, an undermount sink, and a stainless appliance package including a slide-in double-oven range under a chimney hood.

02

Bathrooms

Two bathrooms renovated. One with a full vanity run, quartz top and hexagon tile flooring; the other with a walk-in shower behind a frameless sliding glass door.

03

Flooring

Luxury vinyl plank run continuously through the living area, hallway and bedrooms. Choosing one floor for the whole unit removes the transition strips that give a phased renovation away.

04

Lighting & Electrical

Recessed lighting throughout, under-cabinet lighting in the kitchen, ceiling fans in the bedrooms and living area, and the outlets and switches that come with reworking a kitchen layout.

05

Trim, Paint & Doors

Baseboard, casing, interior doors, and paint carried across the entire unit so the finish level is consistent from the entry through to the bedrooms.

06

Laundry & Storage

In-unit stacked laundry integrated into the kitchen cabinetry run, keeping the appliances out of the way without giving up counter or storage space.

Materials & Finishes

Selected for Coastal Use

Shaker Cabinetry

Flat-panel shaker doors in white with brushed hardware. A simple profile holds up better than heavy detail in a humid coastal unit, and it keeps a small kitchen from feeling closed in.

Luxury Vinyl Plank

LVP is the practical floor for a coastal condo. It handles humidity and the traffic a rental sees far better than hardwood, and running one product throughout avoids transitions between rooms.

Tile & Quartz

Quartz countertops in the kitchen and baths, a full-height tile backsplash behind the range, and hexagon tile on the bathroom floor. All surfaces chosen to take moisture without special upkeep.
