From Concrete Shell to
Full Commercial Property

The Little Crane Motel was a single-story concrete block structure with apartment-style units on the ground level. No second floor, outdated utilities throughout, and a building that no longer met current commercial code requirements. The concrete shell was the only element worth keeping — everything inside and above it needed to go.

Baldwin Builders managed the full redevelopment: demolition of the interior and upper structure, reinforcement of the existing concrete with new poured material to meet load-bearing and regulatory requirements, and construction of a complete second floor where none had existed. New concrete beams were installed to support the upper-level deck system and second-floor framing.

Every trade was coordinated through a single point of management — framing, roofing, plumbing, electrical, HVAC, drywall, flooring, and exterior finishes. The lower floor concrete was filled and reinforced to uphold current structural regulations before any vertical construction could begin.

Demolition & Assessment

Gutted the entire interior. Evaluated the existing concrete shell and identified where reinforcement was required to support a second floor and meet current commercial structural codes.

Concrete & Foundation

Filled and reinforced the existing lower-floor concrete to meet load-bearing requirements. Poured new concrete beams to support the upper-level deck system and second-floor framing.

Second-Floor Construction

Built a complete second story — framing, sheathing, roofing, windows, and exterior finishes. Engineered for coastal wind loads and commercial occupancy requirements.

MEP Systems

New plumbing, electrical, and HVAC throughout both floors. All systems run and inspected to current commercial code — nothing carried over from the original build.

Decks & Balconies

Constructed new balconies on the upper floor and a full deck system on concrete beam supports. New siding, railings, exterior paint, and a shared outdoor common area.

Interior Finish & Closeout

Drywall, flooring, trim, fixtures, paint, and final finishes across every unit on both floors. Inspections cleared and property handed over for operation.
