You get two paths: continuously operated mechanical exhaust ventilation at 1 cubic foot per minute for each 50 square feet of crawl space floor area with an air pathway to the common area, or a conditioned air supply sized at the same 1 CFM per 50 square feet with a return air pathway. Either way, perimeter walls must be insulated to the energy code. A sealed crawl space is a conditioned part of the house, and the code treats it that way.

By contrast, a traditional vented crawl space requires net ventilation opening area of not less than 1 square foot for every 150 square feet of crawl space ground area, dropping to 1 square foot per 1,500 square feet where the ground is covered with an approved vapor retarder, with one opening within 3 feet of each corner of the building. That is the assembly most older Grand Strand homes were built with, and it is the assembly that struggles here.

Why Vented Crawl Spaces Fail on the South Carolina Coast

The logic behind foundation vents is that outside air dries the crawl space. On the coast in July, that logic runs backward.
